Today, over 77% of all home searches begin on the Internet.  Therefore, it is of utmost importance that you take advantage of this powerful marketing tool. Additionally, the MLS is the most powerful marketing tool for a homeowner to sell their home. Today more than 70% of all homes are sold as a direct result of the MLS's enormous targeted exposure. 

By using the MLS service, our goal is to provide you with a legitimate way to save at least half of the commission you would normally pay.  So if you decide to take advantage of this service, you are agreeing to allow Realtors to show your property to their buyers and should they find a buyer to purchase your home, you will pay a co-op fee to them upon a successful closing.  You can expect to pay 2.8% of the purchase price to a buyer's agent.  If you locate a buyer on your own (while listed on the MLS) and there is no Realtor involved, you owe no commission.

Be aware that you will be the "Contact Person" for your listing.  This means that all buyers and real estate agents with buyers will be instructed to contact you directly to either set up showings or to have any of their questions answered.  Now you can be in complete control of the scheduling.  It is a good idea to place a lockbox on your front door so that Realtors can have access to your home, if you are going to be away.

You are allowed to submit up to ten photos of your home to us so we can add them to your MLS listing.  If you do not have access to digital photos, the MLS can take one exterior photo of your home for you at an additional $10.00 charge.  You will not be notified as to when they will be coming so make sure your home is in its best showing condition.  A third option would be to purchase our Virtual Tour Package to have professional photographs taken of your home.

Once you have ordered and paid for this service, we will fax or mail you a copy of the MLS form to fill out.  We will provide you instructions and will have it up and running on the MLS within 48 hours of receipt from you.  It then takes an additional 1-2 business days to appear on Realtor.com and partner sites.  Your MLS listing will be available for up to six months.  Just let us know when you have sold your home and we will remove the information from all partnered web sites.
